Why stay here ...

CL of the Year Winners 2021 - Best Newcomer Award

Whether it's a Norfolk holiday or simply a few days away, our 5 pitch touring site located on our rural farm in mid Norfolk provides a central location from which to explore all the unspoilt beauty the county has to offer.

Walnut Tree Farm is a small family run site based in a rural location on our small farm on the outskirts of the village of Swanton Morley and town of Dereham. My wife and I (along with our 2 children) manage the site along with our small flock of pedigree Hampshire sheep which graze our fields.

Our site offers a quiet haven from which visitors can explore all that the area has to offer and its unspoilt beauty. The famous Norfolk Broads, miles of golden sand beaches and coastline, historic medieval sites and Thetford forest are just a sample of what a holiday in Norfolk has to offer and can be easily accessed from Walnut Tree Farm.

We offer 5 pitches suitable for both Touring caravans and Motorhomes with views out over the paddocks where our sheep graze. Each pitch is serviced with water, 16amp electricity and free WiFi with access to chemical toilet disposal, general waste and recycling points.

We are open all year round so wheather you are a family looking for seaside attractions during summer, or you are visiting the beautiful coastline for bird watching or seeing the seal pups later in the year then we can provide a well-equipped and quiet base for your stay. With various country pubs and eateries along with an abundance of farm shops close to us you can sample local produce at your convenience.

The Hampshire pitch is a level, hard-standing pitch with an additional grass area for awnings and is positioned with views across our sheep grazing paddocks. The hardstanding area is 9m x 6m to accommodate the largest Tourers/Motorhomes with space enough for car parking on the hardstanding. There is a 9m x 3m grass area within the pitch for awnings and the pitch is separated by a further 3 metres of grass area where service points are located. The Hampshire pitch offers the benefits of 16 amp electric hook up, mains water and grey waste connections at the pitch.

The Texel, Norfolk Horn, Suffolk and Swaledale pitches are on level grass which are positioned with views across our sheep grazing paddocks. The pitch areas are 9m x 9m to accommodate the largest Tourers/Motorhomes with space enough for car parking on the pitch. Each pitch is separated by a 3m grass area where service points are located and the pitch is easily accessed from the hardstanding roadway.

Washing up amenities, mains flushing WC and shower facilities, chemical toilet disposal, general and recycle waste are provided with easy access to the pitches (approx. 20-30 metres) and free WiFi is available at the pitches.

There are fishing lakes within a couple of miles called Swanton Morley Fishing Lakes.

We look forward to welcoming you here at Walnut Tree Farm.

Nice site

Walnut Tree Farm
We've stayed on this site a couple of times. The facilities are excellent, the only really negative is, its beside a busy B road into Dereham, so there's quite a lot of intrusive road noise.

Lovely site

Walnut Tree Farm
I found that the welcome pack attached to the booking confirmation email was excellent and informative. Very good detailed instructions for getting to the site. Rachel met us as we drove in and gave us a warm welcome. She explained where everything was located. The site is nice and quiet, just a bit of noise from road nearby but not a problem for us. Local sheep in fields. Pitches were great, plenty of room with water and electric. The toilets and showers were excellent and very clean. There was an honesty box for various sundries and local produce that could be purchased. There was not a designated dog walk on site but managed to walk around a field for most of the week before the electric fences were moved for the sheep to change location, but as our dog is getting on a bit this wasn't a problem. However there was a great site about 3 miles away called Bawdeswell Heath Nature reserve for dogs let off steam. Overall a great little site and I believe the pitches will be upgraded to hard standing with grass pitch for awnings from November 2021. Well done John and Rachel.

5 star CL site

Walnut Tree Farm
This is the best CL site we’ve stayed at. We booked at this site for 4 nights, loved it so much we changed our plans and stayed for 2 more. A brilliant CL site in a beautiful location run by John and Rachel. A wonderful welcome by them and their 2 lovely daughters made our day after a long drive to get there. The facilities were superb, very clean and well laid out. A little shop to buy locally sourced products( our son recommends the cookies). A great base to explore the surrounding areas. Would definitely recommend and will most definitely be returning to stay again at this gem of a site.😀

Gem of a CL

Walnut Tree Farm
Great gem of a CL in Norfolk. Peaceful surroundings with superb facilities on site. The owners couldn't have been more welcoming and friendly. Spent a few days here whilst visiting relatives and despite the weather had a relaxing time, Hope to go back soon

Perfection!

Walnut Tree Farm
Well, where do I start? This CL has everything and more. Situated in the peaceful Norfolk countryside close to Dereham, just on the edge of Swanton Morley, it is just wonderful. The grass sites for the caravans are all individually named, and each one has electricity and its own water supply. There is hard standing if required. The facilities are the best I have ever seen. A shower room with toilet and washbasin, which will soon be two rooms with all facilities. A washer/dryer machine was in the process of being installed whilst I was on site. I have been on many CL sites over the years, and this one is the best one on which I have ever stayed. The wonderful welcome from John and Rachel, and their lovely two daughters, makes it feel like home from home. A small flock of sheep are fenced in on the field where the CL is located. Interesting to watch, but don't touch the electric fence!!! Situated in Mid Norfolk, as this site is, makes accessing much of Norfolk very easy. Dereham, a small market town, is on the doorstep. Swaffham has its Saturday market and auction (not to be missed), Norwich is not far away, and the wonderful North Norfolk coast, an area of outstanding natural beauty, is half an hour away by car. We stayed for six nights, and wished that it could have been more. One thing is for certain. We will be back. We awarded this site the maximum five stars. If we could have, we would have awarded it six!
